However, Kettering-Oakwood Heating & Air has compiled a list of five warning signs (or red flags as some call them) that anyone can watch out for while walking through a potential new home.
The first RED FLAG: AN ORIGINAL OR OLDER HVAC SYSTEM IN THE HOME
If you’re considering buying an older home, it’s important to be mindful of the HVAC system – especially if the home still has the original system it was first built with. Typically, older systems are less energy efficient and more likely to experience problems. But whether or not it’s the original system, you’ll want to pay attention to its age and condition when touring the house. Most HVAC units will have the manufacturing date written on a label on the side of the unit. But if you have a hard time locating it, try to visually examine the HVAC units for signs of proper maintenance, age, etc., instead. A quick visual inspection of the unit will give you a general idea about its age and maintenance history.
For example, if you notice a lot of dust buildup or corrosion when giving the unit a once-over, it could be a sign that it hasn’t been maintained well over the years. HVAC units should have an annual tune-up and safety check at least once a year each, so excessive dust buildup and corrosion can be indicators that the system was not maintained as it should be. On top of that, keep in mind that even though the system is older, it is not necessarily a bad thing. However, since a well-maintained HVAC unit usually lasts 15-20 years, replacement of the heating or cooling unit (or both) may be required in the near future, which is ultimately our main point, as this could be an opportunity to negotiate if you decide to buy the house.
THE SECOND RED FLAG: INCONSISTENT TEMPERATURES IN THE HOME
Inconsistent air regulation throughout the home can cause significant temperature variations from room to room. So, as you continue your home tour and assess each space to determine if the house is suitable for what you’re looking for, take a moment to analyze the temperature in each room. If one room is stuffy or drafty, this could mean that the system has inconsistent air regulation, which can happen due to various reasons, so it’s essential to look out for this ahead of time.
THE THIRD RED FLAG: UNPLEASANT ODORS FROM THE HVAC SYSTEM IN THE HOME
Musty or unpleasant odors from the HVAC vents or registers may indicate underlying problems. So, if you notice a funky smell, keep an eye (or nose, rather) out for this warning sign.
THE FOURTH RED FLAG: LOUD NOISE FROM THE HVAC SYSTEM IN THE HOME
Another thing to be on the alert for regarding the HVAC system is loud, unusual noises. It is important to listen for any unusual sounds coming from the HVAC system as it could be a sign of underlying issues like loose parts or worn-out components, etc.

Finally, if you are still interested in buying the home after your tour, it is recommended that you ask for the HVAC system’s installation, maintenance, and repair history. If the system has insufficient records documenting its maintenance, this may be a red flag you want to consider. Additionally, excessive repairs made to a specific unit can also be a concern to keep in mind.
